Can I sue my landlord for not disclosing the known possibility of flooding in the garage/storage area?

Monday, August 30th, 2010

Do landlords have to disclose these kinds of things? I lost a lot of property that I stored in my garage and connecting storage area due to a flash flood. My neighbors have informed me that this has happened many times but my landlord never told me of this possibility. He claims this has only happened once, 7 years ago, and it was because the city’s storm drains were clogged. He has offered no compensation, only help removing ruined property. I have renter’s insurance but it doesn’t cover floods.

renting a property guarantor or insurance what does a landlord prefer?

Wednesday, August 25th, 2010

ive just gone for a rented property and the credit and referance check has come back all good apparantly but the landlord has asked for a guarantor, basically due to my wife being disabled and although i earn enough before bonuses 12500 a year *then another 1k pcm in bonuses * – but bonuses can not be put down they have said because of my age 22 and the fact that my wife does not have a income that i use my dad as a guarantor which is all well and good bar they need last 3 years accountancy details as he is self employed and owner of a considerably medium sized firm the problem is the accountant charges 250 POUNDS PER HOUR so it would end up costing another grand or more to move in, so i have suggested the following quoted of the estate agents web site

"We offer a rent guarantee scheme through Homelet giving peace of mind for Landlords. If the tenant fails to pay the rent, they will pay the rent you are expecting from your property until vacant possession is obtained for up to 12 months (excluding the first months lost rent). Additionally they will pay 50% of the rent for up to 3 months after vacant possession has been obtained, whilst a new tenant is found. All related legal expenses are included in the policy which costs 4% or minimum 10.50 per month. Claims will only be paid if your tenants have been satisfactorily referenced by Homelet." web site = http://www.wilbeeandson.co.uk/

now what would the landlord be more inclined to go for?

thank you

Do you need to change homeowners insurance if you rent your house out?

Friday, July 23rd, 2010

We are moving to New Mexico this june and renting the house that we own. I know that as a renter you can get insurance above and beyond your landlords that will protect your personal belongings, but I wonder if we need to change our home owners insurance for our renters. Does anyone know, or know who would?? Thanks so much!

Why the sudden need for liability insurance from my landlord?

Wednesday, July 21st, 2010

Why the sudden need for liability insurance from my landlord?
Now that our 6 month lease is up our landlords want us to renew it but have added a lot of new extras. They want 50 more dollars a month. The want us to pay 15 a month for pets. And they want us to purchase liability insurance for 50,000 of coverage minimum. What is up with this. Are they planning on suing tenants? They have "partnered" With Assurant insurance Co. and reccomend we buy from them. This all sounds very fishy. What gives here? Anyone know why this sudden change in policy? or is it all just Obaminomics? Are they just trying to weasle out of paying health insurance for their maitinance guys by suing tenants when one of them gets hurt while working?

Additional Details
What I really don’t understand is why we HAVE to have the liability. Why this sudden imposition. We are not wealthy and scraping by right now as it is with my husband working 2 jobs and me home with 4 kids…why this sudden additional "fee"? Are they simply trying to get a special deal for thier own insurance by forcing us to use thier carrier? I would love to have insurance ….but this just requiring liability…they didn’t say we had to have renters insurance and I find it very difficult to believe they have our best interest at heart so what is behind this manuver?

How will it benifit them finacially by having us all purchase liability…not renters…just liability insurance?

excuse me let me clarify. They do not require us to have renters insuranc…just liability insurance. Why? What for?

actually we do not have a dog. One of the reasons we moved in here was so we could get the kids a dog. We have simply not been able to pull together the cash for a deposit yet.

Does homeowners insurance cover broken windows?

Friday, July 16th, 2010

I rent a house at Ohio University and I know that our landlord has to have homeowner’s insurance. Last night some drunk guy threw a trashcan through our window. I filed a police report. Would this be covered through our landlords homeowner’s insurance?
