Self factoring – insurance?

I own one of 6 flats in an listed tenement building.

We have had a factor for 2 years but they have not been very good at all. We recently voted to get rid of the factor and to try self factoring.

However, I am struggling to find reasonable sources of shared building insurance (the factor previously managed this and one home owner has had major issues with the insurance company and wants to end that contract too).

I wondered if anybody out there has self factored?

What kind of issues came up?

Any sources of advice?

How did you manage building insurance for shared areas as a self factor?

I want to open my own insurance agency…?

Hi guys,
I live in uk. and I want to open my own insurance broker agency, i have applied for my licence with FSA. also i will be registering myself with some of the insurance companies like direct line, norwich union etc.. i will be doin vehicle insurance, travel and building insurance…i need to know if there is a easy way and quick way of doing it…and what would be the best way of doin it for my business..CAN ANYONE HELP??

Insurance for a flat I will rent out?

I am going to rent my flat out. There is a building insurance which is part of the service charge. I was wondering if I need to take extra insurance, and if so what type.

leak in the bedroom ceiling which has made a right mess of the carpet? and the leak of the boiler the kitchen will need redecorating and to be dried out….

i need a quote for a 30 unit apartment consisting of eighteen 680 ft3 single and twelve 900 ft3 double bedroom occupancy, condo was built in 1970 in Leesburg, Florida. I NEED AN APPRASIAL FEE QUOTE AND QUOTE FOR ,000,000 BUILDING INSURANCE. This a non flooding, high ground area with no known past high wind disasters.

when buying new property, do we need to get building insurance at point of exchange OR completion of purhace?

that is do we need to buy building insurance after exchanging or wait can till after completion of purhase?
property is occupied by current owners. One insurer is advising purchase of building insurance after exchange and prior to completion!

Home contents/building insurance (UK)?

I’m just about to move into a rented flat with my girlfriend, and we’re trying to get our insurance sorted, but one thing is worrying me. If we have tenants contents insurance, and we accidentally cause structural/building damage (eg. by causing a flood or a fire), will the landlord’s insurance cover the repairs, or will we be expected to (as we caused it).

Most contents insurances we’ve looked at only cover you for between 2k and 12k of damages to the landlord’s fixtures and fittings, and say nothing about cover for structural damages. it also seems that we can’t get building insurance, as we don’t own the property.

so if the landlord’s insurance expects us, the tenants, to pay for any building damages we may cause, and our contents/tenants insurance doesn’t cover that, would we be personally liable for tens or hundereds of thousands of pounds of costs?
